Tile cleaning & sealing
Tile Roof Cleaning & Sealing in Seminole
Concrete and clay tile do not need the oil treatment shingles get, but in this humidity they soak up water, stain dark and wear at the surface. A careful clean and a clear seal slow all three, without the cost of re-tiling.
A different roof, a different treatment
Tile is porous. Over time concrete and clay take on moisture, collect algae and grime, and their surface slowly weathers. The rejuvenation we apply to asphalt shingles is not designed for tile, so tile gets its own process: a careful clean to remove the growth and dirt, followed by a clear sealer that helps the surface shed water instead of absorbing it. It is upkeep for tile that is still in good order, not a fix for cracked or slipped pieces, and we will tell you which one your roof needs before you spend anything.
Sealed tile takes on less water after each summer storm.
Algae and dirt have a harder time taking hold on a sealed face.
The clear coat helps slow weathering of the tile surface.
Is your tile roof ready to seal?
Sealing works on tile that is intact. We check before we price it, the same as every roof we look at.
Good to seal
- Concrete or clay tile in sound condition
- Staining, algae or a dull, chalky surface
- Tiles seated properly with no active leaks
Needs a tile roofer first
- Cracked, broken or slipped tiles across the roof
- Leaks or water stains inside
- Problems beneath the tile that call for a roofer
How it works
From stained tile to sealed tile
Check the tile
We look for cracked or loose pieces, decide whether the roof is ready to seal and give you the price.
Protect and clean
Plants and surfaces below are covered, then the tile is cleaned with care so the face is not damaged.
Let it dry
Sealer needs dry tile, so the job is timed around the forecast.
Apply the seal
A clear sealer goes on evenly across the field of the roof.
Find out if your tile is ready
Call and tell us about the roof. We will look at the tile, say whether sealing makes sense, and explain the price before any work. Shingle roof instead? See our asphalt shingle rejuvenation.
