Roof soft washing
Seminole Roof Soft Washing & Algae Stain Removal
Those dark streaks running down the slope are algae, not age. A low-pressure wash lifts them, along with moss and debris, without blasting off the granules your shingles still need.
What a soft wash is, and is not
Low pressure only
No high-pressure blasting. Hard spray strips granules, and granules are exactly what you are trying to keep.
Plants and surfaces covered
Beds, shrubs, siding and anything below the eaves are protected before the wash starts.
Priced before we set up
You hear what the wash costs, and whether a treatment should follow, before a ladder comes off the truck.
Why the streaks matter on a Pinellas roof
Humid air and shade from oaks and palms give algae an easy home on the cooler slopes, and moss follows wherever leaves and debris pile up. Left alone, that growth holds moisture against the shingles and makes an older roof look further gone than it really is, which is how some homeowners end up pricing a replacement they do not need. A soft wash relies on gentle rinsing instead of force, so the staining comes off and the shingle surface stays put. On roofs heading for rejuvenation, it also clears the way so the shingle treatment can soak in evenly rather than sitting on top of growth.
The black and green staining comes off rather than just fading a shade.
Low pressure means the protective surface does not end up in the gutters.
A clean roof takes rejuvenation more evenly.
How it works
How a wash day runs
Look and protect
We check the roof and cover plants, beds and anything sitting below the drip line.
Clear debris
Leaves, palm litter and loose moss come off by hand so nothing gets pushed under the shingles.
Low-pressure wash
The slopes are washed gently from the top down, working with the lie of the shingles.
Rinse and tidy
Gutters and walkways are rinsed and cleared before we leave.
Soft washing questions
Will washing hurt an older roof?
Not at low pressure. The real risk to aging shingles is a pressure washer, which is exactly what we avoid.
Can I have the roof washed without treating it?
Yes. Some roofs only need the streaks gone. If the shingles are also drying out, we will tell you what a treatment would add and what it costs, and you decide.
Do you wash tile roofs too?
Tile is cleaned as part of our tile cleaning and sealing service, which finishes with a clear seal.
Lose the streaks, keep the granules
Call and describe the staining. We will tell you whether a wash on its own is enough or whether the shingles need more, and what each option costs.
