Seminole Roof Rejuvenation for Home Sellers & Buyers
An older shingle roof flagged in the middle of a sale does not automatically mean a tear-off price on the table. If the roof is still sound, treatment is a far smaller number for buyer and seller to weigh.
What we can and cannot do in a sale
Say what the roof is
An honest read on whether the shingles are a treatment candidate, in words you can pass along to the other side.
Price it early
A clear number before any work, which matters when a closing date is already on the calendar.
No promised outcomes
Whether an inspector, insurer or buyer is satisfied is their call. We explain what the treatment does and leave the decision to the parties.
Where rejuvenation fits in a transaction
A roof note on an inspection can send a sale sideways, especially when the first figure anyone mentions is a full tear-off. For a roof that is aging but intact, rejuvenation restores flexibility to dried-out shingles and helps them hold their granules, at a fraction of what replacement runs. Some sellers treat before listing so the roof goes to market in better shape. Some buyers and sellers agree on it after the inspection as part of the back-and-forth. Either way we begin with an assessment, and if minor items were flagged, the pre-treatment tune-up handles them first.
When it makes sense during a sale
Treatment only helps if the roof underneath is sound. This is how we sort it.
Worth considering
- Asphalt shingles showing age, fading or granule loss
- No active leaks or soft decking
- Minor items such as lifted shingles or exposed nails
Look at other options
- A roof already leaking into the house
- Widespread curling, cracking or missing shingles
- A roof type the shingle treatment does not apply to
Questions from sellers and buyers
Will treatment help the house pass inspection?
We cannot promise that, and nobody honestly can. We can explain what the treatment does to the shingles; the inspector and the parties take it from there.
Can it be done before closing?
A typical treatment day is a few hours on a dry day. Tell us your dates on the call and we will be straight about whether the weather and our calendar can meet them.
Who should pay for it?
That is between buyer and seller. We give both sides the same clear price so the conversation starts from a real number.
