Roof rejuvenation assessment
Roof Rejuvenation Assessment in Seminole
Before anyone talks about spraying, we get up on the roof and check whether your shingles still bend, how many granules they have kept and what damage is hiding. You come away knowing whether treatment is worth paying for, and what it would cost.
Why the look comes before the spray
Treating a roof that cannot benefit is money spent for nothing, and replacing one that still has years in it is a far bigger waste. The assessment sits in front of both decisions. We work the slopes slowly: bending a few shingles to see whether they flex or crack, checking gutters and valleys for washed-off granules, and noting soft spots, lifted tabs and worn flashing. What we find decides the recommendation, not what we would like to sell.
A shingle that still bends has binder worth restoring; one that snaps usually does not.
Bare patches show how much UV protection is left on the mat.
Rough age, lifted tabs, cracks and soft decking all shape the call.
How it works
What happens during the visit
You describe the roof
On the call you tell us roughly how old it is and what you have noticed, so we arrive knowing where to look first.
We go up and check
Flexibility, granule loss, age and visible damage are checked slope by slope, with photos where they help explain things.
You hear the verdict
A plain yes, a not-yet or a no, with the reason behind it in everyday language.
You see the number
If treatment makes sense, the price is on the table before anything is booked. Going ahead is entirely your call.
Where your roof might land
Every assessment ends on one side of this line, and you will hear which side and why.
Worth treating
- Shingles that still flex and lie flat
- Fading and granule loss on an intact mat
- A few small issues a tune-up can sort before the spray
Spend the money elsewhere
- Active leaks or soft, water-damaged decking
- Brittle shingles cracking across large areas
- A roof past the point treatment can help, which is work for a roofer
Questions about the assessment
What if the answer is no?
Then you have kept the cost of a treatment that would not have paid off. We explain what we saw so you can take it to a roofer for repair or replacement pricing.
What if a few things need fixing first?
That is common. Loose shingles, exposed nails and tired pipe boots go into a pre-treatment tune-up, and the treatment follows.
My roof is tile. Is it worth a look?
Yes. Tile is not a candidate for the shingle treatment, but we can check whether it suits cleaning and sealing instead.
